What to Look Out for on a Property Viewing

So, you’ve seen the property online and have checked out the Agent (see previous blog) The viewing is your chance to spot issues before you sign a contract. Don’t just admire the décor (or look at the mess!)— look deeper.

🏠 Condition of the Property

  • Bathrooms: Check for mould around tiles, ceilings, and windows.

  • Signs of Damp: Look for peeling paint, musty smells, or dark patches on walls.

  • Furniture: Inspect beds, sofas, and desks. Are they sturdy and clean, or worn out?

🗣️ Talk to Current Tenants

  • Ask if they’ve had ongoing issues with repairs, heating, or communication with the landlord.

  • Tenants often give the most honest insight into what living there is really like.

📝 Get Commitments in Writing

  • If the agent or landlord promises to fix something (e.g., replace mouldy furniture, repaint walls), make sure it’s written into the contract before you sign.

  • Verbal promises can be forgotten — written commitments protect you.

🔍 Other Checks

  • Test taps, showers, and heating to see if they work properly.

  • Look at storage space — is there enough for your books, clothes, and kitchen supplies?

  • Check locks on doors and windows for security.

Final tip: Bring a checklist and don’t be afraid to take photos (with permission). It’s easy to miss details when you’re excited about your first student home.
