With over 15 years of experience buying, developing, and improving property, we understand the full lifecycle of land transformation. We work closely with a trusted network of planning consultants, architects, legal specialists, and nationally recognised accountants, as well as contractors with proven technical expertise. This collective capability allows us to manage every stage of the process—from initial consultation through to planning approval and final sale—with clarity, professionalism, and care.

Our Story

Ixana Property is led by Charlotte and Tim, who have combined their commercial, operational, and development expertise with the specialist land knowledge of Ella Hardy to create a strong, well‑rounded team.

Charlotte brings more than a decade of senior procurement and commercial experience, including ten years at Anchor, the UK’s largest provider of housing and care for older people and more recently high rise building remediation. Her work in property procurement and new developments gives her a deep understanding of planning strategy, land viability, and the delivery of high‑quality homes. Tim adds extensive operational and supply‑chain expertise from his career at Morrisons, ensuring projects run efficiently, smoothly, and with meticulous attention to detail.

Ella Hardy complements this with her background in land acquisition and development, including hands‑on experience at Bovis Homes, where she worked on identifying, assessing, and progressing residential development opportunities. Her insight into how housebuilders evaluate and deliver land schemes strengthens our ability to structure deals that work for both landowners and developers.

Together, Charlotte, Tim, and Ella bring over 15 years of property development experience, sector‑specific knowledge, and a shared commitment to transparent, well‑managed, community‑focused development—giving landowners confidence that their land is in capable and trusted hands.

Our land acquisition process

Initial consultation and Land Assessment

We begin with an in‑person or virtual consultation to understand your goals and review the land in question. Following this meeting, our team carries out a detailed in‑house assessment, including due diligence on development potential, planning considerations, and a full land appraisal.

Initial consultation and Land Assessment

If the site is deemed suitable, we present a formal offer to the landowner. Once an agreement is reached, the legal process begins. Solicitors prepare an option agreement between Ixana Property and the landowner, with legal costs covered by us up to £2,500 + VAT.

3.

Planning Application Preparation

After the option agreement is signed, we move forward with preparing a full, detailed planning application. This includes all required surveys, drawings, reports, and documentation. All associated planning costs are fully funded by Ixana Property. The planning process typically takes 12–16 weeks from submission to decision.

4.

Exercising the Option and Purchase

Once planning permission is granted, we formally exercise the option to purchase the land. At this stage, the landowner receives the previously agreed value as set out in the option agreement.

5.

Completion and Commencement of Works

Upon receipt of funds, the transaction is complete. Construction then begins within the timeframe specified in the planning permission.

All planning‑related costs are covered entirely by Ixana Property, along with the landowner’s legal fees up to £2,500 + VAT, ensuring a smooth and risk‑free process for you.
