What does the price include?
All our student house shares come fully furnished with high-speed Wi-Fi, modern kitchens, spacious bedrooms, and luxury interiors. We also include all bills — gas, electricity, water, and broadband — so you don’t have to worry about hidden costs.
Are cleaning services included?
All of our properties offer optional cleaning services for communal areas. Ask during your viewing or check the property listing for details of frequency.
What is the deposit amount?
Our standard deposit is £200 per person. This is protected under a government-approved tenancy deposit scheme.
When should I sign up for a property for the next academic year?
We recommend securing your house share between November and February to get the best choice. Our most popular properties in Headingley and Hyde Park go fast and we can often be full by Christmas.
What happens if something breaks?
We have a responsive maintenance team and a simple online reporting system. Most issues are resolved within 48 hours.
We use a tenant management app called Coho, where you can report any issues at any time of day or night. For emergencies you can always call us too. We're a small, family run company so no waiting in phone queues to talk to someone who doesn't know you or your property.
What type of tenancy agreement do you offer?
We offer fixed-term assured shorthold tenancy agreements, typically running from July to June. All contracts are transparent and legally compliant.
Do you offer ensuite rooms?
Yes! We offer a range of ensuite rooms in select properties, perfect for students who value extra privacy. These are priced from £169 per person per week.
In properties without en-suites, we aim to have at least 1 bathroom per 2 tenants to avoid those early morning bathroom queues.
