We're Charlotte and Tim and we're passionate about providing great places to live. We began investing in Leeds HMO's in 2007 and have developed and rented 11 properties since.

We live in North Leeds with our 2 children and we love to travel.

Our Story

Tim bought his first HMO in 2007, developing the basement to create a 6 bed property and renting it out successfully for many years.

In 2010 Tim met me (Charlotte) and together we grew our rental portfolio through buying tired properties and developing them into quality rentals. Since 2014 we have bought, developed, rented and re-financed or sold 11 HMO's. We are constantly evolving and updating our offering to ensure we provide the best accommodation in Leeds to students and young professionals.

In 2023 Ixana Property was born to offer our experience to investors and other landlords through investing with us and our rent to rent offering.

One of our recent projects, Ixana #6, has been shortlisted as a finalist for the best shared living design at the HMO awards.

Meet the Team

We're a great team! Our varied experience in property and industry have stood us in great stead.

Charlotte Hockley

Charlotte was born in Leeds and studied Economics at Newcastle University. After university she completed a Procurement Graduate scheme. She has worked in senior procurement roles in housing and construction for 15 years.

Tim Hockley

Tim studied History at Leeds University and has remained in Leeds ever since, he rented as tenant in our target areas for many years before becoming a landlord himself. He has worked in retail supply chain and buying for over 12 years while managing our own portfolio and developments since 2007.

To be a finalist for this Award, we had to demonstrate our approach to investing including our own properties and those we provide guaranteed rent for. We provided details on occupancy, systems and processes. We included figures on our investments, including how we invest in guaranteed rent properties and testimonials.

Our finalists status was awarded on evidence of our high customer satisfaction from our Landlords and tenants. Evidence of our processes and systems and commitment to excellence and service improvement. We provided evidence of our refurbishments and occupancy levels to be awarded finalist status.

For the second year running we are finalists for this Award. This year for our Guaranteed Rent Property - Ixana #9. Our previous Award finalist property was Ixana #6. The award recognises a commitment to great design in shared living, creating great communal and individual spaces and a house that promotes cohesion.

Best Manager of Professional HMO's

This Award recognises those that provide an exceptional service to their Professional tenants. Including providing a great home that improves tenants lives. It recognises those who keep their occupancy and tenant satisfaction high whilst ensuring 100 % compliance and a high quality property.
