What is guaranteed rent?

Rent to rent or guaranteed rent is where we, Ixana Property, lease your property from you on a long term basis.

We pay a fixed sum each month and are responsible for ensuring the property is rented. We can often offer better returns then you are currently receiving when all factors are considered (agents fees, utilities, voids).

Depending on our agreement with you and the condition of your property, we may undertake light improvements to the property, ensuring it is kept in excellent condition.

We take care of the whole process from start to finish, including:

Compliance (gas and electrical safety)
Tenant find and referencing
Rent collect
Tenant deposits
Inventory and moving in
Repairs and maintenance
Rent collect

Case Study - Ixana #8

This 6 bed property was unlet, the owners lived out of the area and had other priorities. We signed a 5 year guaranteed rent agreement, which included Ixana Property updating the property with our own money.

The transformation included full re-decoration, all new furniture, new flooring in hallway and living room, replacement of fridge freezers and new soft furnishings.

We have fully let the property and our owners are enjoying their hands off returns on the property. The investment made by Ixana Property will have significantly increased the properties value whilst also offering the owners a risk free guaranteed return.

Case Study - Ixana #9

This 5 bed property in Headingley had a small kitchen and some structural issues causing damp and mould. We worked with the owners to manage the entire property refurbishment, adding a stunning kitchen extension and transforming the rest of the property.

We now provide a guaranteed long term rent service to the owners who are thrilled with the new house.
